How it works
What happens between
“guest books” and “guest rides.”
Four steps, none of them yours. This is the full walkthrough of how Amenio keeps every home in your portfolio stocked, compliant, and supported.
Reservations
A guest books at your property. Amenio already knows
Reservations sync from your PMS automatically, read-only. Your system stays the source of truth; nothing about your booking flow changes. Amenio maps every stay to the home, the dates, and the equipment that home is supposed to carry.
- Read-only sync. We never write into your PMS
- Works with whatever reservation system your agency uses
- Every guest stay gets its own equipment record
Carter party · Mar 14–21
Gulf Breeze Cottage · Blue Mountain Beach
Home carries: 4 cruisers · 1 golf cart · beach chairs
→ Stay linked. Equipment checklist active.
Staging
Equipment is staged, scanned, and verified
Every asset in the fleet carries a QR code and a service history. Our system knows what each home should have, and when something's missing, it doesn't wait for a guest to complain. A gap generates its own delivery ticket, automatically.
- One QR code per asset, scannable by guests and staff
- “Ghost assets”: missing equipment auto-creates a delivery ticket
- Full unit history: every delivery, repair, and inspection
Sea Turtle Cottage · Seagrove Beach
Expected on site: 4 cruiser bikes
Scanned on site: 3
→ Delivery ticket created & routed for tomorrow, 8:40 AM
Compliance
The guest scans, signs, and rides. Nothing slips through
A scan of any asset opens the guest portal: sign the digital waiver, upload a driver's license, and our AI document verification reads and validates it in moments. Golf carts stay locked until every requirement clears. Every document is timestamped and stored against the reservation.
- Digital waivers signed on the guest's phone
- AI-verified driver's license and insurance documents
- Golf cart access is gated automatically, so the safe path is the only path
Golf cart · Asset GC-217
Waiver signed · License verified · Guest 21+
Documents stored & timestamped on the reservation
→ Cart access unlocked for the Carter party
Operations
Our drivers run the routes. Your team runs nothing
Every job at a home, from delivery and pickup to maintenance, refuel, inspection, cleaning, and swap, becomes a ticket that flows into optimized daily routes for Amenio field drivers. Routes are tracked live and archived, so there's an accountable record of every stop at every property.
- Optimized multi-stop routes across your whole portfolio
- Live driver tracking while routes run
- Guest equipment questions answered by Amenio via SMS and phone
Route 3 · Tuesday
11 stops · Blue Mountain → Seagrove → Inlet Beach
Next: swap 2 cruisers @ Gulf Breeze Cottage
→ Driver live · 6 of 11 stops complete
Your side of the glass
Total visibility. Zero obligation to look.
Reporting on your homes whenever you want it: properties, reservations, guests, and tickets across the whole portfolio. Some partners ask for it weekly; others never look and just enjoy the reviews. Both are running the program correctly.
- Per-property equipment rosters and ticket history
- Live view of routes touching your properties
- Every waiver and verified ID, stored against the stay
