Why Amenio
The highest quality equipment,
managed at the lowest price.*
Whether you already have a provider, have never offered equipment, or run your own fleet today, here is the case for handing the whole thing to Amenio.
Start here
Three situations. One answer for each.
Every manager we talk to is in one of these. Pick yours.
Scenario one
We already use an equipment management company
You have a provider. The question is whether it is digital, whether the equipment is new, and whether your office is still the one chasing guests.
See what is differentScenario two
We do not offer equipment yet
Pool heat, beach service, a concierge line. Equipment is the amenity guests use every day of the stay, and the one they write the review about.
See why it earns its placeScenario three
We buy and manage our own
The bikes are yours, and so are the storage, the repairs, the inventory count, the paperwork and the Saturday texts.
See what leasing changesScenario one: you already have a provider
Same category. A different kind of company.
Other equipment management companies put bikes and carts at homes too. The difference is how the work gets done, what the guest is handed, and what it costs you. Six things you will not get anywhere else.
Fully digital, tied into your reservation system
Read-only sync from whatever system your agency uses. Every property is tied to each guest, their documents are generated automatically from the assets in that garage, and there is no daily or weekly list emailed by your team to get guests followed up with.
New, premium, high-end equipment
Carbon fiber belt-drive cruisers, six-seat street-legal carts, backpack chairs and fiberglass umbrellas. New units, not aged or budget gear, inspected and cleaned before every arrival.
Guests handle it on their own time
Waiver, license and insurance, the LSV walkthrough and any question, by text and stay page whenever it suits them, up to 30 days before arrival. No floundering with paperwork or waiting for a phone line to open. They get to focus on the vacation.
Home Owner Appreciation Benefits
When a home owner comes to stay at their own home, extra complimentary add-ons are waiting. Ask us about it on the first call.
Lowest price, guaranteed*
An automated operation costs less to run than a manual one, and we pass that through. The highest quality equipment, managed at the lowest price.
Revenue share on guest add-ons
When guests order extras through their stay page, you share in the revenue. The amenity program earns instead of costing.
*Lowest price guarantee: we share the terms on the first call and put them in writing with your proposal.
Side by side
Own it, outsource it, or hand it to Amenio.

Scenario two: you do not offer equipment yet
Book faster. Earn more. Spend nothing to get there.
Pool heat, beach service, welcome baskets, a concierge line: each one earns its place. Equipment is the rare amenity that works on both sides of the ledger. It helps a listing win the booking, and it keeps earning after check-in. Amenio adds it without adding a vendor to manage, and without competing with anything you already provide.
How it books faster
A line guests search for
"Bikes included" and "golf cart included" are filters and search terms, not decoration. A listing that can say them shows up for guests who are already looking for them.
The tiebreaker between two similar homes
A traveler comparing four-bedroom homes on the same street picks small differentiators they can picture using. A cart in the driveway is one. An upgraded thermostat is not.
Reviews that sell the next stay
Guests write about what they did, not the square footage. "We rode to the beach every morning" is the kind of line that ranks a listing and convinces the next family.
Photos that stop the scroll
Cruisers in the garage and a cart at the house give a listing the lifestyle shots that other homes in the search results do not have.
How it earns more
A home that can carry a premium
A stocked home is a different product from an empty one, and managers price it that way. A six-seat cart and a garage of cruisers can support an increased nightly rate.
Nothing on the cost side of your ledger
No equipment purchase, no depreciation, no storage, no maintenance staff, no after-hours line. The upside stays with you; the operation stays with us.
A hiccup becomes an adventure
With the equipment always ready to use, a normal hiccup like an AC issue turns into an opportunity: send the guests out on the cart or the bikes while you resolve it, instead of comping the night.
Revenue share on guest add-ons
Guests add equipment mid-stay through their stay page with card checkout: smaller bikes for the kids, a second set of chairs. You share in every order.
We deliberately don’t quote conversion percentages. The reasoning, and what we will publish from our own portfolio, is in Do free bikes increase vacation rental bookings?
Scenario three: you buy and manage your own
Lease the amenity. Lose the overhead.
Owning the fleet means the capital is yours, the depreciation is yours, and so is every job that keeps it working. Under Amenio the equipment is new, ours, and replaced by us. Your team never again has to:
- Buy, depreciate or replace a single bike or cart
- Store, count or move equipment between homes
- Collect a license, an insurance card or a waiver
- Answer a flat-tire text on a Saturday afternoon
- Explain to a guest why the cart the listing promised is not there
- Secure equipment before a storm
You keep the listing, the guest relationship and the reviews. We keep the vans, the crews, the paperwork and the phone. Reporting on your homes arrives whenever you ask for it, with no login to manage.
The week nobody else plans for
A hurricane cone is the busiest week of the year for a management company, and the equipment in every driveway becomes a problem the moment a watch is issued. Amenio watches the National Hurricane Center feed through the season, keeps a storm plan on file for every home, and secures the fleet on one decision from our office. Your team gets the update, not the job.
See how storm prep worksOn the guest side
What your guests notice, and what they write about.
It is already there
Bikes in the garage, a cart in the driveway, chairs and an umbrella ready to carry. The first afternoon is spent at the beach, not waiting on a delivery.
Cart access takes minutes
Upload a license and insurance, sign the walkthrough, get the code. No counter, no line, no paper.
Help is one text away
A flat, a question, a jump: guests text Amenio and our crew comes to them. Your office never has to hear about it.
The same experience at every home
One standard of equipment and support across your whole portfolio, so a review at one home reads like a review at the next.
Not a rental shop, not a vendor
We only serve partner homes. That changes everything.
Amenio does not rent to the public. Every bike, cart and chair belongs to a home in a partner portfolio, which is why it can be there before the guest is, why we know its history, and why the guest at that home is the only person we are serving that afternoon.
Our drivers are our employees, the routes they run are built every morning by our own system, and the office that answers a guest's text is the same office that decides what happens when a storm is coming.
Carbon fiber belt-drive cruisers
No chain to rust, stretch or throw, and coaster brakes a child can use. We chose the bike that fails least, because a broken bike at check-in is a one-star review.
Six-seat street-legal carts, gas or electric
Low-speed vehicles with every required safety feature, inspected and cleaned before each arrival, and never released without the paperwork.
Backpack chairs and fiberglass umbrellas
Solid wood or aluminum at the manager's choice, built for salt air, and restocked between stays.
“No signed waiver, no verified license, no golf cart.
The gate is built into our system, not into a binder.”
Golf cart use at a home is a motor-vehicle question, and it is not covered by a property's general liability policy. This is the part of the amenity that should never depend on a staff member remembering.
Questions managers ask
Before you reach out.
We already use an equipment management company. What is different about Amenio?
Amenio is fully digital and tied into your reservation system, so every stay gets its own equipment record with nothing keyed in and no daily or weekly list emailed by your team for guest follow-up. Guests can complete everything up to 30 days before arrival. The equipment is new and premium, not aged or budget units. Guests handle waivers, license and insurance, and the LSV walkthrough by text and stay page on their own time instead of by phone when someone is available. Home owners get appreciation benefits when they stay at their own home. And because the operation is automated end to end, we guarantee the lowest price for the service and share revenue on guest add-on orders.
We do not offer equipment yet. Why should we?
Bikes, a golf cart and beach gear are the amenities guests use every day of a stay and the ones they write about. They give a listing a line guests search for, a tiebreaker between similar homes, and lifestyle photos other listings do not have. With Amenio there is no capital, no staff and no new system to add them, and they sit alongside whatever else you already provide.
We buy and manage our own bikes and carts. Why lease instead?
Owning the gear means owning the storage, the repairs, the inventory count, the liability paperwork and the Saturday-afternoon texts, plus equipment that ages in a garage. With Amenio there is no capital tied up, no staff time spent on it, and no gap between what a listing promises and what is in the garage. The fleet is new, maintained on daily routes, and replaced by us, not by your budget.
What is the lowest price guarantee?
Because Amenio runs on its own system rather than on manual lists and phone calls, we can run a portfolio for less than a manual operation can. We guarantee the lowest price for the service, share the terms on the first call, and put them in writing with your proposal.
What are Home Owner Appreciation Benefits?
Extra complimentary add-ons for a home owner when they come to stay at their own home. We keep the details for the first call so we can match them to your portfolio.
How does revenue share work?
When a guest orders an add-on through their stay page, such as smaller bikes for the kids or a second set of chairs, you share in that revenue. The split and the reporting are part of the proposal.
Does Amenio replace our beach service, pool heat or concierge program?
No. Amenio adds to what you already offer. The golf cart is the one amenity that carries motor-vehicle liability, which is why it belongs with a team that does nothing else, alongside whatever else you provide.
What happens when a guest damages a golf cart?
Every cart is handed off with a signed waiver, a verified driver and a documented condition record, and it comes back the same way. Amenio handles the repair and works the damage directly with the guest under the terms they signed, so your team is not in the middle of it.
How quickly can a portfolio go live?
We review your property map, connect read-only to your reservation system, stage the fleet on scheduled routes, and turn on the guest experience. From the next check-in, guests scan, sign and ride. Your team's lift is a portfolio review and an introduction.
Bring what you do today. We will show you the difference.
A 25-minute walk through the whole system, then your portfolio map, the guarantee in writing, and an honest look at what changes for your guests, your owners and your team.
*Lowest price guarantee: we share the terms on the first call and put them in writing with your proposal.
